DESCRIPTION:\n\n\n\n\n\n\n\n\n\n\n\nThe Words Hash 1134 The words according
  to Marty\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\n\nWe arrived at the very 
 edge of The South Hams\, cold\, exposed and surrounded by “The Plympton 
 Lot”\n\nOvershot luckily didn't have any pearls of wisdom for us so we a
 ll trotted off in our different directions.\n\nI have to say the walkers r
 oute was stunning.\n\nWe got back to the pub and had a curry banquet and v
 ery nice it was too. Mad Dog Macrea was our bar man for the night\, fortun
 ately or unfortunately he didn't get out his banjo.\n\nI then decided I wo
 uld be lazy and just copy Overshot's scribblings that he so carefully jott
 ed down on his own recycled note paper\, brought from his office\, so here
  we go.\n\nThe site is located on the corner of a very nice road and is a 
 semi detached 3 bedroom house. An integral garage\, master bedroom with en
  suite and a small bedroom are located at ground floor level with the Livi
 ng/Kitchen accommodation located at the first floor level with a further s
 mall bedroom and bathroom.\n\nTo the front of the property there is a smal
 l balcony off the living room above a small patio at ground floor.\n\nAmou
 nt\n\nIt is proposed to replace the existing balcony with a new enlarged b
 alcony and extend the small bedroom at ground floor underneath. This will 
 give the property a larger 2nd bedroom\, ( the current accommodation is v
 ery small for a 3 bed property)\, and also a better external amenity space
 .\n\nIt is also proposed to form a Juliet balcony to the South elevation o
 f the living space as well as fitting a new flue so that a wood burner can
  be fitted to the living space.\n\nI don't remember any of this happening 
 on the Hash but I will persevere and see if any of it starts to make sense
 .\n\nLayout\n\nThe new balcony and extension will extend out to the extent
  of the existing patio on the East elevation. The balcony will oversail th
 e front door creating a covered protected area.\n\nScale\n\nThere will be 
 no effect to the scale of the dwelling.\n\nAppearance\n\nIt is proposed to
  enhance the property as follows\;\n\n 	Clad the first floor with fibre ce
 ment weatherboarding on the East and South elevations.\n 	Enlarge openings
  to the living room to provide more light and better access to the balcony
 .\n\nNew Powder coated aluminium windows/doors through out.\nI look forwar
